About Tradition

A master-planned community in western Port St. Lucie

Tradition is the large master-planned community that opened in western Port St. Lucie around 2006, tucked between I-95 and the Florida Turnpike along Tradition Parkway and Village Parkway. It's anchored by Tradition Town Square, the Cleveland Clinic Tradition Hospital campus (Tradition Medical Center), the Tradition Center for Innovation and a growing strip of restaurants, medical offices, and shops at Landmark Plaza.

The housing mix is unusual for the Treasure Coast: thousands of newer homes built by DiVosta, Mattamy, GL Homes, Pulte, Lennar, Ryan, Kolter and others — from single-family homes in Tradition Cay, Heritage Oaks, Bedford Park and Townpark, to villas and active-adult sections in Vitalia at Tradition, Del Webb at Tradition, and LakePark at Tradition. Newer doesn't always mean simpler to sell: many of the original 2006–2010 builds are now 15–20 years old, with first roofs, first ACs, and first water heaters all reaching the end of useful life at once.

Tradition is also one of the highest-CDD areas in St. Lucie County. Every home here carries a Community Development District bond on the tax bill on top of the HOA dues, and those numbers have only gone up. When an owner needs to move — for health, family, or a job — carrying that bill for six to nine months while a traditional listing sits empty is often what makes a cash sale the better math.

We're a local Treasure Coast buyer headquartered in Port St. Lucie, not a national iBuyer. We know Tradition block by block, we close at local title companies, and we buy these homes exactly as they are.

We've Helped

Common reasons Tradition homeowners sell to us

  • Retirees relocating closer to family up north or to be near grandchildren.
  • Out-of-state heirs who inherited a parent's Vitalia, Del Webb or LakePark home and don't want to fly back to manage a listing.
  • Owners who no longer want to carry rising CDD assessments stacked on top of HOA dues.
  • Snowbirds exiting Florida after a season or two and wanting a clean, definite close date.
  • Divorce and life-change sales where both parties just want it done without showings.
  • Owners of older 2006–2010 Tradition builds facing a first roof replacement, AC system, or insurance non-renewal they'd rather not spend on.
Why cash works in Tradition

Why a cash sale often makes sense here

Skip repairs and staging on an aging early-build home. Tradition's first wave of homes is now old enough that buyers in a traditional sale start asking for credits on roof, AC, plumbing manifolds and impact-window upgrades. We buy as-is — you don't fix anything or empty the garage.

Stop the HOA + CDD bleed while the house sits. Listing in Tradition typically means 60–120 days on market plus 30–45 days to close. That's months of HOA dues and a CDD bond payment on an empty house. A cash close in 1–3 weeks usually nets more than a higher list price minus those carrying costs and an agent commission.

Certainty on close date for a relocation. If you've already accepted a job, signed a lease, or put a deposit on a home up north or in a senior community, you need to know the Tradition sale will close on the day you've planned around. We pick the date with you and stick to it — no buyer-financing fall-through.

Home value

What's my Tradition home worth as a cash sale?

A cash-sale number isn't the same as a Zillow estimate — it nets out repairs, carrying costs and agent commission you'd otherwise pay. We'll give you both numbers so you can decide. Use our quick home evaluation to get started.

Sell to us vs. listing

Selling to Good Neighbor vs. listing a Tradition home

Sell to Good Neighbor

  • Fair cash offer, typically within one business day
  • Sell as-is — no repairs, cleaning, or staging
  • No agent commissions
  • We pay the standard closing costs
  • You choose the closing date (as fast as ~7 days once title is clear)
  • No showings, open houses, or financing contingencies

Traditional listing

  • Typical 60–120 days on market, then 30–45 days to close
  • Repair and inspection credits commonly requested
  • Agent commissions and seller closing costs
  • HOA + CDD dues continue while the home sits
  • Showings, open houses, and financing contingencies
  • Deal can fall through if buyer's loan doesn't clear

Every home and situation is different. We share both numbers — a cash offer and an estimated net if you listed — so you can make an informed choice. Offers are subject to our review of the property and title; we don’t guarantee offers or closing.

Neighbors Say

Good Neighbor Home Buyers Reviews

They handled my mother's estate sale with such care. Closed in eight days, no surprises, and they let us take all the time we needed to clear the house.

I had two offers from listing agents and one from Good Neighbor. Theirs wasn't the highest on paper — but no fees, no repairs, and a flexible close meant I walked away with more.

Honest, local, and genuinely kind. They felt like neighbors, not investors.

  • Yes. We regularly buy in Vitalia at Tradition, Del Webb at Tradition (formerly Del Webb's TradItion), LakePark and other active-adult sections. We handle the HOA estoppel, age-restriction paperwork, and out-of-state heir signatures at the title company, so you don't have to coordinate it.

  • Yes. Tradition properties carry both an HOA assessment and a CDD bond on the tax bill. We're used to it — the title company collects an estoppel from the HOA and the CDD payoff from the county, and any unpaid balances are cleared from the sale proceeds at closing. You don't pay anything out of pocket.

  • As fast as 7 days once title is clear. Most Tradition homes are newer construction with clean title, so closings often move quickly. If you need more time — to coordinate a move out of state or to line up your next home — you pick the closing date.

  • No. There's no agent commission because we're the buyer, and we pay the standard closing costs. The number we agree on is the number you net, minus any payoffs (mortgage, CDD, HOA, liens) the title company is required to clear.
